ending your tenancy

How do I end my tenancy?

If you wish to end your tenancy you must:

  • Give us at least 28 days notice to quit, in writing (to end on a Monday). If you require assistance please contact Shoreline Housing Partnership’s offices.
  • Give us vacant possession of your home and return all keys to us by midday on the Monday when your notice to quit has ended. You remain responsible for the security of your home until the keys have been returned to us and a receipt issued to you.
  • Remove all furniture, personal possessions and rubbish, otherwise you will be charged for the removal including items left in gardens or communal areas.
  • Leave your home in good repair, reasonable decorative order and in a clean and hygienic condition. Allowing for fair wear and tear leave your home in a condition which is satisfactory to us.
  • You remain responsible under the terms of your tenancy agreement until the tenancy is ended in a proper manner as described in the agreement.

We would ask that you allow access to your home within the final 28 days of your tenancy to both our staff and to prospective tenants.

 

What happens if a tenant dies?

Shoreline Housing Partnership offers its condolences at this time and will endeavour to deal with you in a sympathetic and understanding manner. Please read the following, which is intended to help you through this difficult period.

Let us know of the tenant’s death as soon as possible.

If you are a joint tenant you should write to Shoreline requesting for the tenancy to be transferred to your sole name. You must notify the Housing Benefit section at North East Lincolnshire Council as soon as possible if benefit is being paid whether the benefit was in your name or the joint tenant.

If there is no joint tenant but someone else living in the home wants to take over the tenancy they should contact Shoreline for advice on taking over (the ‘right to succeed’) the tenancy.

If no one living in the property wishes to take over the tenancy it must be cleared and the keys returned to Shoreline.

If the tenant who died was on Housing Benefit, the council is not allowed to pay benefit for any rent after the date of death and full rent therefore becomes payable.

 

Shoreline would like to help its tenants through this difficult time so charges will be cancelled for up to two weeks once the keys have been handed in.

If this is not long enough for you to sort out your affairs, please let a Shoreline Officer know. An extension of a further two weeks may be arranged in exceptional circumstances.

If there are any other debts or arrears, the estate may be called upon to clear them.
