About us

Shoreline Housing Partnership Ltd (SHP) is a Grimsby-based housing association which owns and manages around 8,000 homes in the North East Lincolnshire area, with an annual turnover of £30m and workforce of 230 employees.

Formed in 2005 to takeover North East Lincolnshire Council’s housing stock we are an independent registered charity, a company limited by guarantee, and a Registered Provider of housing regulated by the Tenant Services Authority.

We were created to serve the people of North East Lincolnshire and that is where our heart is.

Despite the difficult economic climate we are looking to continue our investment to fulfil our commitment of ‘creating communities to be proud of’ throughout the area.

What can we offer?

We can be your Registered Provider to satisfy your Section 106 planning obligations and we have developed a standardised framework which offers the commitment, certainty and prompt decisions required by the planning process:

  • We have up to £18m of secured finance available now to invest in new home purchases over the period 2011-15.
  • We are operating without Homes & Communities Agency grant which makes our decision-making processes much simpler and quicker.
  • We have an established scheme appraisal system and would normally expect to give an indicative answer to developers on our interest in any proposal within 10 working days of all the necessary information being supplied to us.
  • We have standard draft ‘Heads of Terms’ which allows us to move rapidly, where appropriate, from ‘in principle’ discussion to legal certainty.
  • We are strongly driven by a desire to expand our stock of local homes.

What are we looking for?

We are looking to grow our housing portfolio by between 50 and 80 homes per year over the next five years by fulfilling developers’ Section 106 planning obligations:

  • We are not prescriptive about property type and recognise there are often site-specific considerations, however we would expect a high proportion of our homes to be two or three bedroom properties.
  • We want homes that are built to a high standard and to maximise energy efficiency.
  • In terms of location, we are interested in most areas of North East Lincolnshire, plus sustainable locations in the surrounding larger settlements such as Binbrook, Holton-le-Clay, Keelby, North Thoresby, and Tetney. We remain open-minded about other locations which may be offered.

Our focus is on delivery, but equally we are keen to talk to developers who wish to enter into a longer-term partnership with us which should be of mutual benefit.
