property investment team

The Property Investment Team is responsible for procuring and managing works to maintain and improve the housing stock and other assets owned by Shoreline Housing Partnership. Our main areas of work include:

  • delivery of major investment programmes such as ‘Decent Homes’
  • planned maintenance
  • responsive repairs
  • repairs to vacated properties
  • property database management
  • asbestos management
  • heating servicing and repairs
  • grounds and environmental maintenance

 

The team is split into a number of sections, each specialising in a particular field.

 

The Partnership Section – Delivering the Major Investment Programme

The government has set the deadline of 2010 for all social housing providers to reach the ‘Decent Homes Standard’ and in addition, Shoreline has promised to carry out various other items of work within 10 years of transfer. The most significant of these is a promised to replace 4000 kitchens and 3000 bathrooms before the end of 2010.

The Investment Programme covers work to the following:

  • kitchens
  • bathrooms
  • central heating
  • external security lighting
  • external planned maintenance
  • timber window replacement with uPVC

 

The partnering section manages the delivery of these works which are being undertaken by our partner contractors, Mears and Bullock, and is being progressed on a neighbourhood by neighbourhood basis. Currently, the investment programme is being delivered on the Bradley Park estate and on the East Marsh and West Marsh with the next area being Nunsthorpe.

Planned Maintenance

Work managed by this section includes:

  • installation of secure doors
  • fire alarms
  • warden call equipment
  • closed circuit television and concierge services
  • water hygiene
  • damp proof course replacement
  • communal door replacement
  • emergency lighting testing and maintenance
  • pump station maintenance
  • communal lift and stairlift maintenance
  • upgrading communal analogue aerials to digital
  • ventilation system servicing
  • heating servicing
  • adaptations for those with disabilities

 

These works are undertaken to ensure that Shoreline complies with current legislation.

In addition, the following environmental maintenance and improvements are managed by the team:

  • grounds maintenance
  • tree and shrub maintenance
  • building cleaning and window cleaning
  • footpath repairs
  • tenant garden maintenance scheme
  • lighting column maintenance

Property Database Management

Our property database holds thousands of pieces of information about Shoreline’s housing stock. This database is constantly updated from all contract works undertaken to ensure that information held on every property is as up to date as possible so that stock can be effectively managed.

In addition, this database is used to predict future investment programmes and is closely linked to Shoreline’s investment business plan.

Typical information held on the database includes:

  • House type, age, built type, number of bedrooms
  • Adaptation works previously undertaken to each property
  • Dates when work has been undertaken

 

Asbestos Management

As part of our continued commitment to health and safety, a structured approach is taken to managing any asbestos found to be present within our properties. Asbestos surveys are being undertaken along side the ‘Decent Homes’ surveys to ensure that all properties are assessed for asbestos containing materials and whether they pose a hazard. Additionally, where work is being conducted in other properties and the presence of asbestos is suspected, a survey is immediately undertaken. Should a risk be identified, measured will be taken to remove the risk. Detailed records are kept of any asbestos found and these are made available to anyone working within the property.

An asbestos awareness leaflet has been produced and distributed to our tenants explaining the risks and hazards posed by asbestos. Additional leaflets and information are available upon request.

 

Shoreline Property Services (SPS), Client Role Management

Management of our ‘direct works contractor’ now comes under the remit of the Property Investment Team.  This includes allocation of work in empty properties and client responsibility for reactive maintenance. Performance is to be monitored to ensure that SPS provides an effective and dedicated service to all of our tenants.
